Frequently Asked

Why is cash-on-cash different from cap rate?+

Cap rate ignores financing entirely — cash-on-cash is your actual return on the cash you put in, after the mortgage payment comes out. Two properties with the same cap rate can have very different cash-on-cash returns depending on how they're financed.

Does cash-on-cash account for appreciation?+

No — it's a pure cash-flow return metric for the current year. Appreciation and eventual sale proceeds are a separate part of total return, not reflected here.
