These calculators provide estimates for educational purposes only — they are not a loan quote, rate lock, pre-approval, or commitment to lend, and actual figures depend on your full application, credit profile, and current rates through Unitas Lending. Property tax, insurance, and HOA figures are user-entered estimates, not verified amounts.

Frequently Asked

What's the difference between cap rate and cash-on-cash return?+

Cap rate measures the property's return ignoring financing entirely — pure income divided by price, useful for comparing properties. Cash-on-cash measures your actual return on the cash you invested, after the mortgage payment, which is what matters once financing is in the picture.

Why include vacancy and management if I plan to self-manage and never have a vacancy?+

Because eventually you probably will have both — building them into the model even at a modest percentage gives you a realistic number instead of a best-case one.
